Inspection

The State of Colorado requires a transfer of title septic inspection for all properties with on-site septic systems whenever the property changes hands. This law went into effect in 2019, and it is designed to protect public health and the environment.

A transfer of title septic inspection must be performed by a certified septic inspector, and the results must be filed with the county in which the property is located. The inspection includes a visual inspection of the septic systems and a review of the maintenance records.

The inspector will look for evidence of sewage disposal problems, such as standing water or sewage odors. The inspector will also check if the septic system is properly maintained and functioning correctly. If the septic system fails the inspection, the new owner will be responsible for repairing or replacing the system.

A typical septic inspection includes the following on-site procedures:

  • Locate and uncover the septic tank lids using a locator, camera, and mini-excavator when necessary
  • Remove lids and do a visual septic inspection of inlet and outlet baffles and tees.
  • Test the disposal area and sewer inlet line by introducing high-volume water to the septic system
  • Pump the tank and inspect the structural integrity of the tank walls and lid. If a tank includes a filter, then the filter is cleaned at this point.
  • Inspect the yard for signs of surfacing or other indicators of disposal area failure or distress.
  • Replace tank lids and backfill and install risers over lids on the tank if necessary
